[ARCHIVED] Council to Consider End of Talus Development Agreement

During its June 4 meeting, the City Council will be considering an agenda bill that would end the Talus Development Agreement, as well as adopt replacement regulations.  

Concerning Parcel 9 zoning, there are two options under consideration June 4: 
  • Multi-Family: This zoning would allow the 90 residences assigned to Parcel 9 to be used for multi-family or single-family development, permitting both townhouses and apartment buildings. Regardless of the building form, the maximum allowed height would be 60 feet. This zoning most closely matches “Medium Density” from the Development Agreement.
  • Single Family: This zoning would allow the 90 residences assigned to Parcel 9 to only be used for single-family development, either attached residences, such as townhouses, or detached homes. This zoning would reduce the maximum allowed building height to 45 feet. 

If the developer of Parcel 9 does not wish to (or cannot) construct what was approved in the 2014 preliminary plat, then they would need to propose a different development configuration that either meets the requirements of the replacement regulations the City Council adopts, or propose a rezone. Either of these changes would require a public process.
